Guests who fail to meet the qualifications listed below will not check-in at the resort and will forfeit the package price paid.
- All Guests must attend a Sales Presentation lasting approximately 120 minutes.
- This promotion is intended for American or Canadian Citizens Only. Canadian residents of the province of Quebec do not qualify for this promotion.
- Travelers living in the United States or Canada with any temporary Visa (i.e., Work, Student, Investment, or other similar) won’t be accepted; All Travelers must not be full-time or part-time students.
- Guests must be legally able to execute a contract, be gainfully employed or happily retired, and cannot be furloughed.
- Married, engaged, co-habiting, or otherwise similarly committed couples traveling together must be over 25 and under 76 years old. Both persons must attend and complete the sales presentation at the Developer's Preview Center.
- Proof of the same residence will be required (i.e., driver's license, bills, checkbooks, statements with the same address). The Developer will determine the date and time of the tour presentation. Under no circumstances will the tour date be on the check-in day or check-out day.
- Guests with a divorce pending are not qualified.
- All married or cohabiting guests must have a minimum combined annual household income of $50,000 to qualify for a presentation and/or gift. Cohabiting partners will require both driver’s license addresses or bring utility bills to be the same.
- Singles must be between 25 years old and under 76 years old and be a homeowner.
- All Travelers must read, understand, and speak English fluently.
- Guests traveling with family and/or friends are eligible to tour together or separately based on the Director of Sales’ discretion.
- Must own a valid and active major credit card with a Visa/ MasterCard/ American Express/ Discover logo (NO DEBIT or PREPAID CARDS are accepted). The credit card must be shown at the time of the tour presentation in a valid form of photo I.D. (Driver’s License or Passport) Must be creditworthy (no bankruptcies, foreclosures, or liens in the past four (4) years), nor may they be refinancing or purchasing a new home at the time of presentation.
- All Travelers may not have attended a tour and sales presentation at any of the Developer's properties within the past 12 months, regardless of how they traveled.
- Travelers/families/friends cannot combine this vacation package with another vacation package or timeshare/vacation club promotion in Gatlinburg, Pigeon Forge, or Sevierville, Tennessee.
- Non-qualified tours will be charged the full rack rate of the hotel at the time of check-in.
- This vacation package is not refundable but can be rescheduled within a year from the date of purchase.
- No refunds for early departures.

No "group" tours will be accepted, no more than two families occupying the same villa. If you have a reservation with us, we cannot offer another reservation to other friends or relatives of yours, but they can stay with you in your villa if the maximum occupancy allows it. Failure to attend the sales presentation or failure to qualify for this promotion will result in a charge to your credit or check card of $375 as a penalty fee. This vacation package is non-refundable; however, it can be rescheduled once upon 72-hour advance notice and is subject to a rescheduling fee. If you cannot travel on your scheduled dates, you must give at least 72 hours advance notice of cancellation to avoid "no-show" charges. Failure to give 72-hour notice will result in the forfeiture of your vacation package. Should you desire to reschedule your arrival date, let us know 72 hours before this confirmed arrival date.
